Our journey to your property in 9 steps:
Step 1: Investment Questionnaire & Consultation It all starts with you. During the initial consultation (in person or online), we will discuss your goals and wishes together. Will you use the property for your own relaxation, or do you expect maximum investment return from renting it? What location attracts you and what is your budget? Thanks to the precise input, we will not send you dozens of irrelevant offers, but only those that are really worth your attention.
Step 2: Tailored property search Based on your requirements, we will actively search the market. We use not only public offers, but also our extensive network of local contacts and non-public opportunities. We save you time and present you with only carefully selected and vetted properties that match your dreams and investment plan.
Step 3: Plan your visit (or virtual tour) Once we have selected your favorites, we will take care of the complete organization of your trip. We will arrange for you airport transfers and suitable accommodation. If you are unable to travel, no problem. We offer detailed online video tours in real time, where our agent will show you every corner of the property and answer all your questions as if you were there.
Step 4: Personal viewings with your agent During your visit to Montenegro, you will be fully attended to by our real estate agent who speaks your language (Czech, German, Polish, English). There are no language barriers. Our agents know each location down to the last detail and will show you not only the properties but also their surroundings so that you can soak up the local atmosphere.
Step 5: Legal services and translations Have you made your choice? Congratulations! Now comes the legal side of the matter, which we will take over completely. Our cooperating lawyers will carefully prepare all contractual documentation. Of course, we will ensure certified translations of all documents into your language so that you are 100% sure of what you are signing.
Step 6: Flexible Contract Signing We understand that your time is valuable. You can sign the purchase contract either in person at a notary in Montenegro, or we can prepare everything for you to sign remotely using a certified power of attorney. You can do everything conveniently from your home country.
Step 7: Registration in the land registry and tax return After signing the contracts, we will take care of everything necessary with the authorities for you. We will ensure the deposit in the land registry, which will officially and securely make you the owner. We will then file a tax return for the payment of the property transfer tax and take care of all communication with the tax office.
Step 8: Handover and inspection of the property A celebratory moment! We will personally take over the property from the seller for you. We will carefully check its condition, record the meter readings and arrange for an energy transcript. Then we will ceremoniously hand over the keys to your new home by the sea.
Step 9: After-sales services and property management Our work doesn't end with the handover of the keys. Do you want to rent out your property and secure passive income? Do you need help with maintenance, cleaning or renovation? We offer complete property management services that will keep your investment safe and bring you joy (and income) even when you're not there.
Our reward for complete service
We believe in completely transparent and fair dealings. Our fee is paid by the buyer and is only due after the successful completion of the entire process and the signing of the purchase contract.
The amount of the reward is:
• 5% of the purchase price for properties up to EUR 400,000.
• 4% of the purchase price for properties over EUR 400,000.
This fee covers all steps and services described above – from a tailor-made search, through complete legal services and translations, to the handover of the property and post-sale assistance. There are no hidden fees.
